Roselyn By The Sea Terms & Conditions

General

This is a legally binding contract between the property owners of Roselyn By The Sea and the guest. The property owner is also referred to as “we” and “us”.

The guest is the person who signs the booking form or, in the case of online booking, the person who makes the online payment. The guest is also referred to as “you.”

A contract between the guest and the owner will come into existence when payment is received, and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you and all members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

Bookings

A booking deposit of 25% of the holiday cost is payable within 7 days of the provisional booking being taken. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system. The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice.

The balance of the rental charge is payable not less than six weeks before commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation by the guest. Please be sure to note the due dates of these payments as reminders are not routinely issued.

Bookings made less than six weeks before the arrival date must be paid in full.

A refundable Damage Deposit of £200 is required to be paid with the final balance.

Cancellation by the Guest

All cancellations must be notified in writing to bookings@roselynbythesea.co.uk

In the event of a cancellation, we reserve the right to charge as follows:

  • Cancellation 1 week prior to scheduled arrival     100% of booking cost.
  • Cancellation 2 weeks prior to scheduled arrival    75% of booking cost.
  • Cancellation 4 weeks prior to scheduled arrival    40% of booking cost.
  • Cancellation 6 weeks prior to scheduled arrival    20% of booking cost

We strongly advise that you take out comprehensive travel insurance to cover cancellations.

Cancellation by the property Owner

Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Cancellation due to Covid 19 or Similar 

Should we be prevented from hosting or you be prevented from staying due to government Covid 19 regulations a change of dates or a full refund will be offered.

Should we have to cancel your booking because you have failed to supply information we are required, by law, to collect on behalf of Test and Trace no refund will be offered.

Number of Guests

The maximum number of people entitled to stay at Roselyn is 4 and furthermore, only those people named on the booking form are entitled to stay.  If it is found that more people than agreed are using the property, this will be considered a breach of contract and the guest and his/her party will be asked to leave immediately without any refund. The guest may in no circumstance re-let or sublet the property, even free of charge.

Dogs

Dogs are allowed in the property subject to the property owner’s agreement.  All dogs must be house trained, and the number and type of dog must not exceed what was agreed at the time of booking, otherwise a breach of contract will be deemed to have taken place.

Dogs must not be left unaccompanied in the property at any time and must not be allowed on the beds or furniture.  Guests shall be liable for all damage caused by his/her dog or any dog belonging to the guests’ party.

All dog deposits must be cleared immediately from the garden.

A charge will be made for any additional cleaning required.

The property owner cannot be held responsible for any accident or injury to a dog during their stay

We know how important it is to have dogs with you on holiday and are happy to discuss any specific requirements and/or adjustments that can be made to accommodate individual dogs.

Arrival and Departure Time

Every effort will be made to have the property available from 4pm on the day of arrival.  The property must be vacated by 10am on the day of departure.  It may be possible to vary these times subject to other bookings and housekeeper availability but must be agreed with the owners prior to arrival or departure.

Unarranged late departure will result in an additional charge being made.

Entry details will be emailed to guests.

Damage Deposit

In making the booking you accept responsibility for any theft, breakage or damage caused by you, your dogs or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. The owner reserves the right to make a charge to cover additional cleaning costs if the guest does not leave the property in a similar condition to the way it was found at the start of the stay.

Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

A security deposit of £200 is required and will be returned within 2 weeks of the end of your holiday, less the cost of any damage/breakages.

Damage & Breakages

Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly so that repair/replacement can be done before the next guests arrival.  The accommodation will be inspected at the end of the holiday, and you may be charged for any loss or damage.

Miscellaneous

Please do not move any furniture from one room to another.

Please remove dirty/sandy shoes before entering the house.

Please lock the doors and close the windows when you leave the property unoccupied.

Please make sure you switch off lights, heating, and any electrical appliances when you go out – we try our best to be an eco-friendly holiday home.

Please do not take any bath towels to the beach.

The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building.

Candles are not allowed inside the house.

No Smoking or Vaping anywhere in the house.

No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.

The owners are not responsible for the loss of any personal belongings or valuables of the guest.

All items must remain in the property and not be taken to another property

Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.

Please respect the community and try to keep noise levels to a minimum, especially between 11pm and 8am.

We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort, or health of others.

Check Out

Please leave the property in a clean and tidy condition. Bins should be emptied, bottles/glass taken to recycling points, and dirty dishes loaded into the dishwasher which can be left running for our housekeeper to unload if required. The property owner retains the right to make an additional charge for damage and breakages

Complaints

Every endeavour is made to ensure your stay with us is memorable for all the right reasons.  However, we do recognise that from time-to-time things do go wrong.  In these circumstances, it is the responsibility of the guest to make any such problem known to the property owner (or their representative) immediately it becomes apparent, thereby giving the property owner the opportunity to rectify the situation. Unless this procedure is followed, no subsequent claim will be entertained.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
